5 Free Steps that Make you Money When you Sell your House
I sold my house for over $30,000 more than any one else in my neighborhood ever had. The house is a bit smaller than most and does not have all the upgrades most others in the area do. The house is in a starter neighborhood that had turned to mostly rentals. And….it wasn’t too hard to do.

This is about the things you must do if you want to get the most money possible – just like I did. And all of these things are free – my favorite.
There are 5 things that must be done
This is the single most important thing I did to get my house ready for sale. I follow a cleaning schedule for day to day cleaning. There is even a seasonal cleaning schedule on my computer that I break out and get handled every few months. I’ve never considered my house dirty by any means. But, clean for living in and clean for selling are two very different things. You cannot clean too much. Ceilings, the inside of light fixtures, between the glass panels on your oven, the glass on the light fixture over the garage – clean everywhere you’ve never even thought to clean before. Inside and out. People notice. A clean house is perceived as well kept and more valuable. Clean some more.
Even if your house is superior in it’s cleanliness it will still look junky if it is overfilled with stuff. People don’t want to buy a house that doesn’t have enough room for their stuff. Clutter shows them your house is too small. Here are 10 Steps to de-cluttering the house.
People need to be able to see themselves living in a house before they make a really great offer to buy a house. If they still see you living in the house then they don’t have room to see themselves. Take everything personal to you, photographs, religious items, taste specific things, out of the house before you list it for sale. No one should be able to walk into the house and be able to profile who lives there. Make sure there is no you so they can easily see themselves living in the space.
Today’s buyers are looking for light and bright spaces. This is where I really had issues in my house. There are not very many windows and the windows in the main living areas face the solid brick side of my neighbors’ house – only 8 feet away. I opened up the space by using mirrors strategically placed opposite windows to reflect natural light and create the illusion of more open space. Then I placed lamps on tables in front of the mirrors to really dial up the light factor. Between the mirrors and the lamps it worked. My small dark living room became light bright and airy.
Manicure outdoor spaces
Outdoor space was another issue for my house because there simply isn’t much of it. The front yard is small and the tree in it never really grew in very well. Because of this it is even more important that I made sure everything that was there looked perfect. The lawn was very well kept and the shrubbery was perfectly trimmed. There is almost no backyard because there is a small pool in the back. The lawn around it had to be perfect. Outdoor spaces are as important as what’s inside – so make sure it looks good!
It takes more time than you would think.
Getting through this list of only 5 things seems like it would move really quickly. Nope. It took me days and days, and then some more days. I was so exhausted when I was done. If you can get someone to help you it is worth whatever you have to bargain and get the help because this stuff is always easier with help.
I had to leave town to look for a new house in our new city and I was looking forward to the break after going through this process. It was all well worth it in the end. The house sold in under 48 hours and multiple offers drove the price right up. It was done before I got back in town. All the work paid off and then some.
